About the project

The site is located in prestigious Mayfair, London. This Grade II listed end-of-terrace building spanned six storeys, combining commercial office space and a residential house arranged over a lower ground floor and four upper levels. The project involved deepening and extending the existing lower ground floor to create a luxurious leisure suite featuring a swimming pool, spa, gymnasium, steam room, and plant room. The upper floors were reconfigured, with the 2nd to 4th floors transformed through the infilling of an internal lightwell and the removal of a spiral staircase to maximise space.

Comprehensive refurbishment and fit-out followed, including advanced mechanical and electrical installations to deliver a high-specification residential home on the upper floors, entertainment facilities on the lower ground floor, and premium office accommodation on the ground and first floors. External works included restoring the timber windows, repairing and redecorating the listed façade, refurbishing the rear steps, and constructing a new wrought iron conservatory on the lower terrace.
